Bedrooms on the reserve edge at Engadine, Heathcote, Waterfall, Bonnet Bay and Illawong take a serious seasonal pollen load through open windows in spring, and a mattress is a very effective filter. Combined with the skin cells and perspiration every mattress accumulates regardless of postcode, that gives dust mites a reliable food source, and mite allergen is the actual trigger for most of the overnight congestion and morning stuffiness people describe to us. Hot-water extraction with a purpose-built upholstery tool pulls that load out of the top layers of the mattress rather than redistributing it, and the surface is treated for mite allergen at the same pass.

Waterfront bedrooms have a different issue. Homes at Sylvania Waters, Woolooware Bay, Yowie Bay and Burraneer sit in higher ambient humidity, and a mattress on a slatted base against an exterior wall can stay damper than it should year-round. That shows up as a musty note that does not lift with airing, and occasionally as spotting on the underside that the owner has never seen because the mattress has not been turned in years. We check the underside as a matter of course and tell you what is there.

Drying is managed deliberately on a mattress because you have to sleep on it that night. Passes are kept at low moisture, the extraction is slow rather than fast, and we finish with air movement on the surface. In practice a mattress cleaned in the morning is ready by evening. If we are working late in the day or the weather is against us, we will say so and suggest a different time rather than leave you with a damp bed.

Dining chairs, bed heads and window seats

Shire houses are built around a big dining table. Settled families in Sutherland, Gymea, Como and Alfords Point tend to have eight or ten upholstered chairs that have been in constant use for years, and fabric seat pads absorb a great deal more than people expect — food, drink, sunscreen off bare legs in summer, and the general grime of daily use. Chairs are priced individually at $15 so a full set is a modest job, and where the pads are the drop-in type we lift them out and clean them off the frame so no moisture reaches the timber joints. Where they are fixed we work at lower moisture and mask the frame.

Bed heads are the piece most often forgotten. An upholstered head in a beachside bedroom collects hair product, salt from damp hair after an evening swim and the same skin oils the mattress does, all concentrated in one band at pillow height. Ottomans, blanket boxes, bay window seats and reading chairs fall into the same category — cleaned as part of the visit rather than as a separate call-out, which is the cheaper way to do it.

Then there are the boats. Port Hacking moorings at Gymea Bay, Yowie Bay, Lilli Pilli and Grays Point mean a steady run of cockpit squabs, saloon cushions and helm seats. Marine vinyl and marine-grade fabric carry salt crust, sunscreen and mildew spotting in the seams, and they are cleaned differently again — salt has to be flushed rather than wiped, and vinyl needs a product that will not haze the surface. We clean these at the house where the cushions can be brought home, which is usually simpler than working on the water.

Fabric protection, honestly described

Protection is worth applying on dining chairs and on anything that lives near sand, and it is worth understanding what it actually does. It does not repel dirt and it is not a barrier. What it does is reduce how readily soil and liquid bond to the fibre, so a spill sits on the surface for a few seconds longer and a subsequent clean recovers more of what has gone in. On a set of dining chairs in a house with young kids that is a real, measurable benefit over a couple of years.

It is also not permanent, and anyone telling you otherwise is selling. Protection wears off fastest exactly where it matters most — the front edge of a seat pad, the arm of a chair — because that is where the friction is. We apply it where we think it will earn its cost and we tell you where we think it will not.

Where we would tell you to save your money

A sagging mattress is the most common one. If you can feel the springs or the middle has dished, the problem is structural and no amount of cleaning changes how it sleeps. Cleaning a mattress that needs replacing anyway is money spent twice. Similarly, if a fluid spill has passed all the way through into the core — a common outcome with a heavy accident on an unprotected mattress — surface extraction reaches the top layers only, and the odour will find its way back out in warm weather. We check depth before quoting and will recommend replacement where that is what the evidence says.

Some fabrics are simply not ours to clean wet. Silk, viscose-pile velvets and unbacked natural linens water-mark and ring, and a bed head in a raw linen will show a tide line no matter how carefully the edges are feathered. We test on an inside face first and, where the risk is real, will decline rather than proceed. The same applies to genuinely antique pieces — jute webbing and horsehair fill belong with a restorer, not a wand.

And if a piece is structurally finished, we will say that too. Split marine vinyl on a squab, foam that has crumbled inside a chair pad, or a frame joint that has let go all need a repair before a clean is worth doing. There is no version of this job where making a piece look temporarily better serves you if it is about to go in the skip.
