Of everything in a house, the mattress is the item this climate treats worst. The treatment is extraction on both faces where the base allows the mattress to be turned, an anti-allergen and sanitising pass, then forced air until the surface is genuinely dry rather than merely dry to the touch. A queen wants around four hours before the bed is remade, and we say so rather than letting an owner seal damp foam under a fitted sheet an hour after we leave. For absentee owners the single most useful habit we can recommend costs nothing: stand mattresses on edge, or at least pull the quilt back, before locking the house up for a few weeks.
Dining chairs are the clearest example. Upholstered seat pads in a letting collect food, sunscreen and salt at a rate no domestic dining setting matches, and because each chair only takes a few minutes they are cheap to do as part of a visit — from $15 each. A set of eight adds very little to a booking that already has the mattresses and the lounge on it, and it is usually the difference between a property that photographs well and one that does not.
Fabric-wrapped bedheads are the other one. They sit directly behind pillows, absorb hair product, sunscreen and scalp oil for years, and almost nobody thinks to clean them — a buttoned bedhead in a heavily let house is often the dirtiest single surface in the room. Ottomans, window seats and the built-in bench cushions that turn up in a lot of older coastal cottages fall into the same category. They get vacuumed out and extracted with everything else rather than being treated as extras.
Sequencing matters when a property is turning around the same day. Mattress drying is the constraint, not the cleaning, so on a same-day changeover we book mattresses as the first job of the morning and put the dining chairs, bedheads and ottomans afterwards because they dry far faster. Where the changeover is genuinely tight, the honest scheduling advice is to hold the mattresses for a vacancy day and do the quick-drying items now.
The retirement and over-55s villages through Toukley, Budgewoi, Long Jetty and Umina are a different job with different constraints. Suites are kept for many years rather than replaced, furniture often cannot be moved by the resident, and the person living there usually stays in the unit while we work. So the approach changes: we work one room at a time, use a lower-moisture pass so the lounge is usable the same day rather than the next, keep hoses and leads out of walkways, and treat perspiration, incontinence and medical odours with an enzyme product rather than trying to mask them with fragrance.
Newer units around Gosford and Erina bring the opposite problem. They are sealed, air-conditioned and rarely opened, so instead of coastal damp you get a steady load of fine dust and skin cells circulating through the same rooms and settling into fabric. Those suites show soiling evenly across the whole piece rather than in traffic patterns, and they benefit from a regular schedule far more than from an aggressive clean once every few years.
Mattress staining that has soaked into the foam core is the main one. Urine, blood and spilled drink can be sanitised and lightened at the surface, but the contamination in the core wicks back up as the mattress dries, and both the mark and the smell often return within days. A heavily contaminated mattress should be replaced, and in a letting property that is simply the cheaper decision once you count two cleans and a bad review. We will say so at inspection instead of taking payment for a result we know will not hold.
The same honesty applies elsewhere. Perished foam and failed webbing in an old suite make it a re-upholstery job, not a cleaning one. Fabric that has been bleached and weakened by years of afternoon sun through a west-facing window has lost fibre strength, and aggressive extraction can split it. And where a musty smell is coming from the building rather than the furniture — an unventilated slab, a damp subfloor under a low-lying house near the lakes — cleaning every soft surface in the room buys about a week.
