Salt air, closed houses and what they do to curtain fabric

Curtains near the water age faster than curtains anywhere in Sydney, and the reason is chemical rather than cosmetic. Airborne salt settles into the weave at Terrigal, Wamberal, Avoca Beach and Copacabana and then draws moisture out of the air, so the leading edge of a sheer sits permanently a little damp. Damp fibre holds fine sand instead of shedding it, and every open window works that sand against the yarn like a very slow abrasive. The visible result is a leading edge that has gone grey and slightly stiff while the rest of the panel still looks acceptable.

The second driver is the humidity that comes off Brisbane Water and the Tuggerah Lakes system. A blockout lining is coated so moisture cannot pass through it, which means the vapour in a room condenses against the cold glass side of the fabric and stays there. In a house that is occupied every day that dries out again by mid-morning. In a holiday property that sits closed between bookings it does not, and after a few cycles you get the speckling along the bottom half of the lining and the musty smell that fills a room the moment someone draws the curtain for the first time in six weeks.

The building stock adds its own variation. The older fibro and brick beach cottages around Killcare, Ettalong and Umina have single glazing in aluminium frames, so condensation runs down the glass and wicks straight into the hem. The newer builds at Erina, Wamberal and the Terrigal ridge have very large west-facing glass and ducted air that runs constantly, which produces a different pattern entirely: even, fine dust through the pleats and sun-degraded fabric on the outermost fold. We quote the two differently because they need different treatment.

Changeover days and how the coast is routed

A large share of the housing at Terrigal, Avoca Beach, Copacabana, Killcare, Ettalong and The Entrance is short-stay, and short-stay work has a hard clock on it. Guests out at ten, guests in at three. A take-down clean cannot serve that at all — the window sits bare for two or three days and the property cannot be let while it does. On-site steam is the only method that fits the window, and it is the reason we do not offer take-down as the default here even though some fabrics would technically suit it better.

Distance is the other constraint, and it is the one visiting contractors underestimate. Killcare to Budgewoi is most of an hour, and two jobs booked without thought can put thirty minutes of driving between them. So the diary is held by corridor rather than by phone order: a Peninsula day covering Woy Woy, Umina, Ettalong and Killcare; a coastal day from Erina through Terrigal, Wamberal and Avoca; a lakes day for The Entrance, Long Jetty, Bateau Bay, Toukley and Budgewoi; and inland runs to Somersby, Ourimbah and Wyong. If a property manager has four houses at Avoca they get done consecutively, and the per-window rate reflects that we only set up once.

Nobody needs to be at the property. We work from a lockbox or an agent key, photograph anything we find that the owner should know about, and can work alongside the linen and housekeeping crew in the same changeover window rather than waiting for them to finish. Where the house has been locked up, we run the air conditioning or open the place through while we work, which shortens drying and clears the stale air at the same time.

Fabrics we handle, and what steam will not undo

Most of what hangs on the coast is wide-width polyester sheer, a linen-look blend, or a coated blockout, with the occasional interlined wool drape in an older Gosford or Wyong home. Every fabric type in a house gets a colour-fast test on a hidden fold before anything else happens, and coated blockouts are run cooler and slower because heat softens the acrylic backing. Roman blinds are cleaned on the batten where the mechanism allows and taken down only where it does not.

There are jobs we tell people not to book. Once mould has been established in a blockout lining long enough to break down the coating, the black marking sits under the coated layer rather than on it. Steam will lift the surface growth and take most of the smell, but the staining stays and the weakened lining often tears at the hem the first time it is handled. Salt is the same kind of honesty problem: a beachfront house with the doors open all summer will be back to a grey leading edge inside a season, so cleaning is maintenance on a cycle, not a permanent condition. And where the musty smell is coming from a damp subfloor or an unventilated wall cavity rather than from the fabric, cleaning the curtains buys about a week. We say that at inspection and would rather not take the job than take it twice.

Hardware is part of the same visit. Aluminium tracks and brackets corrode quickly this close to the water, and a chain drive full of salty grit will transfer straight back onto a freshly cleaned panel. Rods, tracks, chain drives and pelmet tops are wiped as standard, and anything corroded far enough to eventually drop a panel gets flagged in writing rather than quietly cleaned around.

Can curtains be cleaned between a 10am checkout and a 3pm check-in at Terrigal?

Yes, and changeover jobs are booked as the first stop of the day for exactly that reason. Sheers and light drapes are dry on the rod in about an hour; heavy lined blockouts take closer to two. We open the house through or run the air conditioning while we work so the room is aired as well as dry before the next guests arrive.

Our Copacabana house sits closed between bookings and the curtains smell musty. Will cleaning fix that?

Usually, if the odour is in the fabric. Steam plus a targeted treatment removes the surface growth and the smell that goes with it. What it will not fix is an odour that is actually coming from the room — a damp subfloor, an unventilated cavity or standing moisture under the house. In that case the smell returns within a week or two, so we would rather inspect first and tell you the curtains are not the problem.

Do we need to be at the property while the curtains are cleaned?

No. Most Central Coast work is done on a lockbox code or an agent key with nobody home, which is the only practical arrangement for absentee owners and managed holiday properties. We photograph anything worth knowing about, leave the house secured, and send the report the same day. Housekeeping can be working in the property at the same time without getting in our way.

How often do curtains near the beach at Wamberal or Avoca need doing?

More often than inland. Salt settles into the weave, holds moisture and traps fine sand against the yarn, so a beachfront house with the doors open through summer will show a grey, slightly stiff leading edge within a season. Twice a year suits most beachfront lettings; a home a few streets back from the water is usually fine annually.

What counts as a window in the whole-house price?

A window is one curtain treatment, so a pair of panels across a single opening is one window, and a wide stacking set across a sliding door is one window. The whole-house rate from $200 covers eight to twelve of those, which is what a typical three or four bedroom coastal house carries. Roman blinds are priced per blind because they take longer than a drape of the same size.
