Upholstery is the category households skip. The couch gets a going-over now and then, the dining chairs get wiped when something is spilled, and the mattress everybody sleeps on has never been touched. A queen mattress is $90 and it is the single best-value item on the list, because it is the piece of upholstery you spend a third of your life pressed against. Extraction pulls out dust mite allergen, shed skin, perspiration salts and the fine grit that migrates through bedding. On a mattress that has never been cleaned the difference in what comes out is not subtle.
Coastal humidity changes how we do it. Ground-floor flats around Coogee and Clovelly, and the interwar walk-ups in Randwick and Bondi with one small window per bedroom, hold moisture in a way an inland house does not. Put too much water into a mattress in one of those rooms and you have made things worse. So the moisture is metered tightly, the extraction pass is heavier than the wetting pass, and air movers run until the top of the core is genuinely dry rather than dry to the hand.
Now the honest part. Old staining rarely comes out. Blood, urine and years of perspiration yellowing oxidise into the ticking, and while we can sanitise, deodorise and lift what is still soluble, a mattress marked for five years will not come back white. And we do not treat bed bugs — that is licensed pest control work, and cleaning does not clear an infestation.
Dining chairs start at $15 each and they are the most under-booked item in the region. The Paddington and Woollahra terraces run linen or velvet seat pads around a table that gets used every night of the week. Soil arrives from two directions: food oils onto the seat, and hand oil onto the top rail where everyone grips the chair to pull it out. Both are gradual enough that nobody notices until a chair is compared against a spare that lives in another room.
Velvet needs handling rather than scrubbing. The pile crushes, and crushed pile reads as a stain even when the fabric is clean, so we work with the nap and groom the whole seat one way while it is still damp. Chenille behaves similarly. Flat linen is more forgiving but rings badly if cleaned in patches, so those seats are done edge to edge every time.
Bedheads are the other blind spot, particularly in the newer Green Square and Zetland apartments where an upholstered bedhead is often mounted to the wall and cannot be taken down. Hair oil and product build up across the top third and go unnoticed because nobody looks at a bedhead straight on. Those are cleaned in place with low moisture and dried with air movement, so nothing runs down onto the plaster behind. Ottomans, bed bases and window seats get the same treatment.
We are asked about protection on nearly every job here, so it is worth being clear. Most upholstery leaves the factory with a repellent finish, cleaning removes what is left of it, and re-applying puts back a barrier that holds a spill on the surface long enough to blot it before it reaches the fibre.
That is the whole of the benefit. It is not a stain shield. Red wine left on a linen dining chair overnight will still stain. It does nothing about denim dye transfer, nothing about UV fade on a seat sitting in afternoon light off the water, and nothing about self-tan. Anyone describing it as stain-proof is overselling it.
Where it is worth the money: pale linen dining chairs in a house with children, a new sofa in a high-traffic apartment, a bedhead or ottoman that is difficult to reach for a re-clean. Where it is not: dark synthetics that hide everything anyway, leather, and any piece you are planning to replace within a year or two. We quote it separately and we never add it without asking.
Parking is the hardest logistical factor here and it feeds straight into how a job is scheduled. Woollahra, Paddington, Bondi and Randwick are resident-permit zones through the working day, the Double Bay and Bondi Junction meters cap at two hours, and terraces have no off-street space. In the apartment belt through Waterloo, Zetland and Green Square, access runs through a building manager: a lift booking, sometimes a dock slot, often a certificate of currency in advance. Because setup and access are the fixed cost of the visit, the sensible way to buy upholstery cleaning here is by the property rather than by the item. Two mattresses, six dining chairs, a bedhead and a 3-seat sofa done in one attendance costs materially less than the same items booked across three visits. That is also why the end-of-lease and short-stay turnovers we do around Bondi, Coogee and Kensington are quoted whole-property — the changeover window between tenants is short and there is only one chance to get in.
A few things we will decline. Silk and viscose seat covers water-mark and we would rather not put a ring in a $400 chair pad. Antique frames with hessian, horsehair or jute webbing underneath should not be wet-cleaned at all, and there are plenty of those in Woollahra and Paddington. Dining chairs whose foam backing has already delaminated will shed further under extraction. In each of those cases we say so at the quote and suggest a dry method, a re-cover, or leaving it alone.
