The North West holds Sydney’s tallest residential windows. From Bella Vista and Kellyville out through Box Hill and The Ponds the standard build is double-storey with 2.7 to 3.3 metre ceilings, wide stacker doors onto the alfresco and a void over the living room — and nearly all of it is dressed with a sheer and a blockout hung on one double track. Take a typical Kellyville or Rouse Hill house built in the last fifteen years. The family room ceiling is 2.7 metres, the void above it runs to five and a half, and the stacker door to the alfresco is a single three or four metre run carrying two full panels. A curtain that size is heavy dry and considerably heavier damp. Lifting it off the track needs two people and a ladder, and there is a genuine risk of bending a runner or pulling a bracket out of plasterboard on the way down. Rehanging is the harder half, because the pleats have to be reset by hand and the hem has to be persuaded to fall straight again.
So the panels stay up. We work off a platform ladder or a telescopic pole depending on the drop, vacuum the fabric from heading to hem to lift the dry particulate, then steam both faces in place. Sheers are dry on the track in about an hour and lined blockouts in closer to two. In a house with a void we start on the high windows above the living room and work down, because anything that comes off those panels lands on the floor below.
The double-track pairing changes the quote as well as the method. Two panels per window is the norm here rather than one, and the sheer soils faster than its blockout because it faces the room and catches the ducted airflow. A good share of clients only want the sheers refreshed. That is a legitimate half-job and we price it that way instead of pushing the pair.
Dural, Kenthurst, Glenorie, Annangrove and Maraylya are not Rouse Hill, and their curtains say so within about thirty seconds. An unsealed driveway pushes a fine grit into the house every time a vehicle comes up it. Paddocks and horses add a coarser dust and a heavy pollen load through spring. Dogs are usually in and out all day. On tank water there is often a faint mineral film through the whole house, and where a previous owner has laundered curtains in dam water the fabric can carry a dull cast that steaming will not lift, because it went into the fibre in a washing machine years ago.
In practice acreage work takes longer per window and leans far harder on the vacuum stage. Dust that is steamed before it is removed becomes mud inside the weave, so a disproportionate share of the visit goes on pleats, hems and the top return before any heat is introduced. It is also why we ask about the driveway surface and the water supply when quoting a semi-rural address, rather than pricing off a window count over the phone.
Bushfire smoke reaches the estates and the acreage equally. Smoke-affected curtains are an odour problem more than a staining problem, and odour is resolved with the right treatment and enough dwell time, not with a hotter machine.
An estate still under construction throws off cement and plasterboard dust for years rather than months, and it carries well past the lot boundary. Owners at Box Hill, Gables, Grantham Farm and Melonba regularly call about curtains installed six months earlier that already read grey along the leading edge and through the bottom 300 millimetres.
That dust is alkaline and abrasive, so it should not be left sitting in a sheer where it grinds into the weave every time the panel is drawn. It also should not be chased every quarter while the road out the front is still being poured. If the panels are only lightly affected we will usually say to wait until the surrounding lots are finished, because cleaning a sheer four times a year during a subdivision build is money spent on a problem that returns the following week.
Sun damage is the honest one. Living rooms here are large and heavily glazed, west-facing stacker doors are common, and a sheer that has hung in that light for eight summers is usually degraded rather than dirty. The fibre goes brittle, the colour shifts unevenly across the drop, and steaming can be the thing that finally opens a hem. We look for that before we start and will tell you a panel has reached the end of its life instead of taking the booking.
We also will not steam silk, viscose-heavy blends that water-mark, or blockouts whose acrylic backing has started to flake, because heat softens that coating and accelerates the shedding. Where a lining has already separated from the face fabric, no amount of cleaning reattaches it. In those cases the right answer is take-down specialist cleaning or replacement, and we will say which one we would spend the money on.
Tracks, brackets and pelmet tops are wiped as part of the job. In the dustier parts of the region that is not cosmetic — a freshly cleaned panel hung under a dirty pelmet picks the film straight back up within a fortnight.

Usually yes. Void windows in North West homes generally sit between four and six metres and we reach them with a platform ladder or a telescopic steam pole, working from the upstairs landing where the floor plan allows it. Tell us the approximate height and whether the void is open to the landing when you book, because that decides which equipment comes on the truck. If the drop is genuinely beyond safe ladder access we will say so rather than improvise.
Per panel, because they are two separate pieces of work. A sheer is $25 and up, a lined blockout is $40 and up, so a double-track window with both is quoted as two lines. Many households only have the sheers done, since they face the room and soil first, and we are happy to quote that alone. The whole-house rate from $200 assumes eight to twelve panels rather than eight to twelve windows.
It changes the time on site more than the method. Grit from an unsealed driveway, paddock dust and spring pollen sit deep in the pleats, and all of that has to be vacuumed out before steam goes near it, otherwise it turns to mud in the weave. We ask about the driveway surface and whether the house runs on tank water when we quote, and we allow extra vacuum time for Dural, Kenthurst, Glenorie, Annangrove and Maraylya addresses.
If the panels are heavily marked, clean them now — construction dust is abrasive and does damage sitting in the fabric. If they are only slightly dulled and there is still earthmoving on your street, we will usually suggest waiting until the surrounding lots are finished. Repeat cleaning through an active build stage is the one recommendation we most often talk people out of.
Allow about an hour for sheers and up to two for lined blockouts, and add a little in June and July. Mornings out through Glenhaven, Dural and Galston sit cold and still, so we prefer late-morning bookings in winter and ask that the ducted heating runs on a low setting while the fabric dries. Do not draw a damp blockout closed against the glass, as that traps moisture at the hem.
