Households on the North Shore tend to stay put, and so does the furniture. It is ordinary to walk into a lounge room in Roseville or Turramurra and find a sofa bought when the children were small, reupholstered once since, sitting beside a wing chair that came down from a grandparent. The brief we get here is rarely "make it look new". It is closer to "keep it in service". That single difference changes how a job is run. We are cleaning to preserve a frame, a fill and a covering the owner intends to keep for another decade, not stripping a rental lounge before an exit inspection. It means slower work, more testing, and a willingness to use less water than the fabric could technically take.
So the first ten minutes are inspection rather than cleaning. Cushions come off, the underside is checked for webbing condition, the fill is identified as foam, feather or hair, the manufacturer cleaning code is read if a tag survives, and the covering is tested on the back panel or the underside of a scatter. That is what decides whether the piece takes extraction, a low-moisture method, or none of it.
Anything built before roughly the 1950s is likely to be hair and hessian over jute webbing on a hide-glued timber frame, and water is unkind to all three. It reaches the fill and will not come back out, the hessian browns and marks through the covering as it dries, the webbing stretches and drops the seat, and the glue in the mortise joints softens. A Victorian or Edwardian chair in a Mosman or Castlecrag house is cleaned with a solvent-based low-moisture process, on its side, with the show-wood kept dry — or it is left alone.
The newer half of the furniture on this side of the harbour is mostly linen and linen-blend loose covers, chenille, cotton velvet and the tighter performance weaves specified in the last decade. Loose covers are the trap. A cover that has been on a frame for years has moulded to it, and washing it off the frame will shrink it enough that it never sits properly again. We clean loose covers in place, on the frame, for exactly that reason, and we say no when somebody asks us to take a set away.
The marks we are called for most in family homes between Lindfield and St Ives are predictable: a dark halo on the arm where a dog settles, a grey band across the top of the back cushions from hands and heads, and the odd red wine or coffee ring in a formal front room that only gets used at Christmas. Body oil in particular does not respond to a general clean — it needs a pre-treatment that will emulsify it, applied to the band rather than sprayed over the whole piece.
Sofa beds deserve a mention because the guest rooms in these houses are full of them. The upholstery on the outside is the easy part; the folding mattress inside has usually not been touched since it was bought, and it sits closed in a shaded room for most of the year. We open the mechanism, clean and dry the thin mattress separately, and leave it standing open long enough to be certain it is dry before it is folded back in. Closing a damp sofa bed is how a guest room starts to smell.
On a piece that is cleared for water, the sequence is a full crevice and cushion-well vacuum, a fabric-appropriate pre-spray, gentle brush agitation, then extraction with a hand tool worked in overlapping passes. Cushion inserts are dried standing on edge with air moving over them, which is faster and far better for the foam than leaving them lying flat on the deck. Most lounges are usable again in two to four hours.
Most of the leather we clean on the North Shore is in the apartments — Kirribilli, Milsons Point, Neutral Bay, Cremorne and the newer buildings around Chatswood. Leather is cleaned to its type, not to a single recipe. Pigmented leather has a coloured surface coat and takes a mild cleaner followed by a conditioner without much drama. Aniline and semi-aniline are dyed through and largely uncoated, so they drink up anything applied to them, mark from water, and have to be worked much drier and tested in an unseen spot first.
Harbour-facing living rooms create a specific problem. Large north-facing glass puts hours of direct sun on one arm and one back panel while the rest of the lounge sits in shade, so the sunlit side dries out, loses flexibility and eventually cracks along the fold lines at the seat and the arm roll. Regular conditioning slows that down. It does not reverse cracks that have already opened, and we will not pretend otherwise — recolouring and repair are a different trade, and we refer that work out rather than attempting it.
The other leather job worth booking is the one nobody thinks about: the back and sides of a lounge that has been pushed against a wall for years. Dust bonds to the finish there and, on aniline, will eventually shadow the hide. It takes ten minutes while we are already there.
Electric recliners and modular units need a word before the day. The mechanism and the motor housing sit directly under the seat, so those sections are cleaned with the piece unplugged, the moisture kept low, and the wand worked away from the switch gear and the cabling. Modular corner units are cleaned as separate blocks and only pulled apart where the connectors allow it, since forcing a clip on a five-year-old frame usually breaks it.
Silk and viscose-faced occasional chairs turn up regularly in the formal front rooms of Federation houses between Gordon and Pymble. Both water-mark: wherever a damp edge dries on its own, a ring is left behind that does not wash out. Those pieces are cleaned dry or referred to a specialist textile cleaner. The same applies to hand-stitched seats over horsehair, and to any covering we cannot confidently identify.
Sun-degraded fabric is the other refusal. A sofa that has spent years in the light of a big western window can be sound at the back and powdering at the arm, and a brush will lift fibre off it rather than soil. That damage is done by ultraviolet, not by us, but cleaning will find it, so it is flagged before anything starts.
Two more honest limits. Where a foam core has collapsed, the piece will be clean and it will still be uncomfortable, because that is a re-fill job. And where cat urine has soaked through a seat into the insert, cleaning the cover improves the look while the smell returns within a week or two in warm weather — the insert has to be replaced. We would rather turn a booking away at the door than take money for a result the piece cannot give.

Usually yes, if the odour is in the covering and the top of the foam — that responds well to a targeted treatment followed by extraction. If a pet has repeatedly wet the same seat and it has gone through into the insert, cleaning the cover will improve the look but the smell comes back in warm weather, because the source is inside the foam. In that case the insert needs replacing and we will say so rather than sell you a second clean.
