Where the carpet is, and how it wears in the city

Residential stock in the city has largely moved to engineered board and tile, so apartment carpet now survives mainly in bedrooms and in buildings converted from commercial use during the 1980s and 90s, where the original broadloom or a later replacement still runs wall to wall. Commercial stock is the reverse. Nearly every A and B-grade floor around Martin Place, Wynyard and Barangaroo is broadloom or carpet tile, and the serviced-office and co-working floors off Pitt and Castlereagh Streets are carpeted end to end because tile is cheap to patch when a tenancy is reconfigured every few months.

Wear does not spread evenly here. City floor plates are small relative to the number of people on them, so soiling collects in a handful of predictable places: the lift lobby, the run from the lift doors to reception, the kitchen and breakout zone, and the metre or so in front of the print bay. On a 400 square metre floor it is common for thirty square metres to carry most of the visible damage while the rest still looks close to new. We quote those lanes separately from the open plan, because cleaning the whole plate at the same frequency wastes money on carpet that is not dirty yet.

The soil itself is a city mix. Building air handling runs continuously, which drives fine dry particulate down into the pile instead of leaving it on the surface where a vacuum would take it. Street grit off George and Pitt Streets comes in on shoes; tower entries have barrier matting at the doors but there is nothing between the lift and the suite door, so the last few metres of that grit lands inside the tenancy. Add spilt coffee from the ground-floor cafes, toner dust near the printers, and food traffic out of small kitchens, and you get carpet that is greying in narrow bands rather than uniformly dull.

Why city carpet is cleaned with portable plant, not a truck-mount

A truck-mounted extractor needs a vehicle parked within hose reach of the work. In the CBD that is rarely possible: kerbside space on the main streets is bus, loading or clearway, most towers have a dock with a booking sheet and a height limit rather than open parking, and even where a van can sit, a hose run up twenty floors is not a serious proposition. So the machine comes to the job the way everything else does — up the service lift, in blankets, on a booked slot, with insurance certificates sent through to the facilities team ahead of the day and a security pass collected at the concierge desk.

That decides how water is handled. Clean water is drawn from the tenancy kitchenette or a common-area tap the building nominates, and waste is emptied inside the tenancy or carried out in sealed drums. Nothing is run through corridors, lobbies or fire stairs, which is the single thing building managers most often ask about before they approve a contractor. Where a floor is large enough to need it, we stage two machines and a transfer drum rather than walking back and forth past other tenants.

Power is the constraint people forget. A heated portable extractor draws real current, and older buildings around Bridge and Castlereagh Streets often have tenancy circuits that will not carry it alongside a floor full of workstations and a server cupboard. We check the board before the day and either split the machine across separate circuits or bring a lower-draw unit and accept a slower pass. It is better to plan for that than to trip a floor at 8pm and have to explain it to a facilities manager the next morning.

Drying, re-occupancy and what extraction will not fix

Carpet is dry to walk on four to eight hours after the last pass. CBD tenancies are sealed and mechanically ventilated rather than cross-ventilated, so we do not open windows — we ask that the air conditioning stays on a moderate setting after we leave and place air movers on the lift lobby and the main walkways, which are the areas that must be presentable first. For a Friday-night or Sunday job that puts a commercial floor comfortably back in service before staff arrive, and for an apartment it means bedrooms are usable the same evening.

There is a real limit to what hot-water extraction does, and it is worth being blunt about it. Traffic-lane greying is often not soil at all — it is abraded fibre that scatters light differently, and no amount of cleaning restores it, so if a lane has gone permanently dull we will say the honest answer is replacement or a tile swap rather than a repeat clean. Bleach and household chemical spills have removed dye and cannot be put back. Rust rings from chair castors, ink, and older cellulosic browning that wicks up as the carpet dries all fall into the same category. If a floor is being stripped in a defit in six weeks, we will tell you not to spend the money.

Two extras do earn their cost in this region. The first is targeted pet-stain treatment in apartments, where the source is almost always one spot rather than a whole room, so paying per room to chase it makes no sense. The second is protective treatment on commercial traffic lanes, and it is worth being exact about what that buys. It is not a stain-proof coating. It lengthens the time a spilt drink sits on top of the pile before it reaches the backing, and on a lift lobby carrying daily coffee traffic that margin is what lets the nightly cleaner deal with it instead of us. In a bedroom nobody eats in, it buys nothing.

Can you clean a CBD office floor without a truck-mounted machine parked outside?

Yes, and in the city that is normally the only workable option. Night work is the norm in this region rather than a special request, so it sits inside the base quote instead of arriving as a surcharge. Do you clean carpet tiles as well as broadloom on city office floors?

Both. Carpet tile is common in CBD tenancies because it can be swapped out when a floor is reconfigured, and it takes a lighter, lower-moisture pass than broadloom since the bitumen or urethane backing does not want to be saturated. Where individual tiles have delaminated or curled at the edges, cleaning will not re-bond them and we will point them out for replacement instead.

Can an owners corporation book corridor and lobby carpet for a whole building?

Yes, and it is the cheapest way to buy this service in the CBD.
